| Landlord Trying To Take Advantage of Young Adults Ok so DD moved in with her boyfriend on the 3rd floor of a home here in town. His rent is $700/month. He moved in 1/1/10. DD moved in February 27th. His rent includes water. Today, landlord told them that since DD moved in the water bill has gone up $90/month . . . Both DD and her boyfriend work full time and are never there. They don't use her washing machine at all. They don't have a dishwasher. They each take 1 shower per day and they wash the dishes by hand and flush the toilet . . .so I'm pretty sure $90 per month is pretty excessive! DD then asked if she could see the bill and the landlord said "well, I just guesstimated" because she didn't receive her bill yet . . .BULL! Everyone got their bill in town, it's payable March 31st. She wants DD to pay $3 per day for water usage. First off, I'm pretty sure that she can't ask that since water is included in the rent . . .I told DD not to get confrontational because she does have a little temper issue at times . . .If it's not in the lease, she cannot change it when the lease is only 3 months old.

| How much were the water charges for her boyfriend alone? I'm sure that the landlord is basing utility charges on the number of residents. So it seems pretty reasonable that adding a person would result in adding on for utilities.... Granted, I have a house, with 3 people and our water bill is only about 30/month...so that seems a bit outlandish. |

| I'd make sure she is understanding correctly. My son used to live in a place that had water and sewer included and they charged an extra $25 per month for his girlfriend to live there and then another $25 a month extra for the dog.

YT Addict | It seems like a little much, and if the landlord can't produce a copy of the bill there is something fishy going on. Unfortunately there are a lot of sketchy landlords out there, I know I've dealt with my fair share. And you usually don't find out how shady the situation is until you've moved in and settled.

| They went down to meet with the landlord on Sunday to go over his contract with her. His rent includes the water only, not electric or gas so he pays those seperately through the town. The contract doesn't state that an additional person would result in an increase of rent. They asked to see a copy of the water bill (which she could not produce) they then asked if the house had 3 seperate meters (which is doesn't) so there was no way she could state that DD uses that much water at all. She said she was "guesstimating" Also, the landlord lives on the first floor (she's an 80 year old lady, but her kids basically run the show) they rent out the 2nd floor which is 2 bedrooms for $800 and the top floor which is a 1 bedroom (where DD is) for $700. She then wanted to break the existing contract with DD boyfriend and re-write a new contract with DD named on it and to raise the rent the $90. They outright refused to do that and said that they would call the fair rent commission, because a 2 bedroom was only going to be $10 more than the 1 bedroom? She then changed her tune . . .and apologized and made nice. Before DD and her boyfriend left her she then mentioned how property taxes were going to be going up July 1st. I told DD that RENTERS do not pay HER taxes . . .and that if she wanted to try charge them property taxes they'll have to go back and talk with her again. (I think she's off her rocker) But all in all, so far, it worked out in their favor and they don't have to pay any additional charges she was trying to cook up. His lease is good until 12/31/10, so I strongly suggested that in the fall, they start looking for somewhere else to live . . .

| Signing a new agreement listing your daughter as a resident is not that unheard of...it's actually pretty common. All the rest of what she is doing seems completely bogus though. |

| That's just ridiculous! I have a four bedroom, two story house with a family of 5 (not including Sasha!) and my water bill is around $26 a month! Plus, if you said that the water is included in their rent, then that's that. Sounds to me like the landlord is just trying to swindle extra money out of tenants!

If your DD was able to negotiate with the landlady to keep the same price, hats off to her! Especially if there was no new person clause on bf's original contract. Whenever it's not written on the contract, whether yay or nay, I'm sure it's open to negotiation. Now that she's there, it really is in her best interest to have a lease or rental agreement (month to month) to protect her from the crazy landlady's whims. I had to make one up because my roomie was in a way sub-leasing, and she changed her mind about a lot of things. First she was fine with it then she wasn't. We never signed anything since she moved out to live with boyfriend, but she put me through hell before it was all said and done.

Also, when I was a landlord our leases were renewed per year. If, our condo fees went up during the middle of the lease, we did not change our contract and re-write a new one, we just would add the charges upon renewal of the lease and always let the tenant know in writing what the changes would be.

It sounds like the kids are getting into the land lady's head. My dad's boss (landlord to 2 apt buildings my dad manages) tries to pull crap like that but my dad always reminds her of the laws. So... she pulls crap on him instead! She always threatens to pay him less and give him less hours because "she can't afford it" and then we counter with less money, less work and list all the responsibilities she should be doing that she makes my dad do and then all of a sudden she'd lose money if she let him go. Why? because her 40 and 50 year old daughters still like to spend mommy's money.

| My dd is going to school and renting a duplex with three other roomies. They pay all their bills separately, but 90 extra for water does seem high for one person. So far, it is going really well for my dd considering 4 girls in one duplex. But, it started off on a really really bad note. Her contract clearly and boldly says NO PETS! When we went to move her in, we took our dog along for the ride, and it was a very hot summer day, so I threw in her crate for safe measure. After we were all done carrying in her stuff we decided to go to dinner. Trying to be considerate of the contract stating no pets, I put our dog in her crate and left her in the duplex so she wouldn't die from overheating in the truck while we ate. While we were gone, the landlord stopped by. OMG!! You would have thought we committed a felony! She left a nasty note saying "get that dog outta here, I said NO PETS!" She was in a crate for crying out loud. I could understand if we'd have let her run loose. When dd tried to explain that we left her there (in her crate) just to go eat, the LL said "don't let it happen again." How rude. Then, a few days later, the landlord came into their duplex unnanounced and while the girls were not there. So, I told her that they needed to put a stop to that immediately. Other than that they have not had any other issues. I do think young adults need to learn to assert themselves so they are not taken advantage of in the most subtle ways.
