| ![]() ok, we moved into this house march 1st...we were told ( and on the sellers disclosure) electric was ok, plumbing was ok, except the basement sink leaked a little ...a little!! ive been mopping the basement floor everytime i did dishes because it flooded down there, and we were told the breaker box needed to be update......ugggggggggg so now I had the $$ to get it all fixed.... plumber came this morning, was here all day..( so far we are at $2,000).went down there ohhh it looks so nice with all new pvc pipe etc etc..and I can finally do laundry here and not the laundromat.......turn on the water he says lets see if we have any leaks.............. oooooooooommmmmmmmmmmmmmmmmggggggggggggggggggggggg ggggg water squirting out over there, and over there, and wait................... black gook pouring out of the pipe he put a top on that wasnt needed from where they took out the sink................................ my heart dropped i began to feel sick..................i knew this wasnt good........ ok so now we have them coming back to use a jet vac i think he called it...to put down the pipes and push to the bigger pipe and push air in there to get out whatever ( if any) thing is in there making it do this..... thats $500 if that doesnt work, " it must be a broken pipe under the basement floor) i got that estimate.....for breaking up the cement floor to get at a broken pipe ( it might be)and replace with pvc.............$5,000!!!!!! on top of the 2,000 and the 500.................I lost it,,,,,I left.....needed some air........ so the money I came to get from my mom, is going fast................so much for my van i was going to get from my brother ( didnt tell him i cant get it yet) ![]() and still have the electric to be fixed monday which i got an estimate of 1,550 lets hope that stays at 1,550..............the breaker box needs to be updated ..its ancient and not safe.............. well it is now 12:54 and all i can do is cry, not even tired....so I needed to vent.............. but hey hubby got his motorcycle ..............................

| ![]() thank you... hubby got a yamaha venture..full dresser my son has a harley and side by side they look the same except for the color name, and sound lol i love the house, i just didnt think 3 months into it, i would be putting this much money into it....

| ![]() Just reading that made Me want to cry...that is terrible to have just purchased a home & now have to be stuck with all those repairs.....I wonder if you could find out if they where aware of this before hand & try & recoup some, if not all the repair bills?...I might causally talk to the neighbors & see if they recall if there was a plumbing truck there or if your in a small town make some calls to plumbing co.'s & find out if they had done any work at that house...That's A LOT of money to kiss off as just a normal home repair, thats a major repair & they had to have been dealing w/ that for awhile...Never hurts to inquire about it, that's free.. ![]()

| ![]() That is horrible that you have to go through all of this. Buying a home is something everyone looks forward to and to have all these repairs is awful unless you knew about it before hand. Was the inspection done by them or by you. It is always important to spend the extra money when purchasing a home to have your own inspector. Hey, we live and we learn. Wish you didn't have to go through all this. Definitely check with your Realtor and find out if you'll be able to recoup some of the money you've had to spend on repairs.

| ![]() What a horrible thing to happen with a newly purchased house. I'm so sorry you have to deal with something that never should have happened in the first place. It's so hard to find a trusted contractor - I know - my husband was an excellent one and constantly being hired to repair others' shoddy jobs. I think I would get another estimate if I were you. Maybe even 2. There are too many sleezy (or unknowledgable) contractors out there. Best of luck to you.

| ![]() That is horrible. I hope things get better for you. We bought our first house 7 months ago but we bought it as is because it was a foreclosure. We had some leaks and just remodeled our bathroom/laundry room downstairs. Changed all the pluming to PVC pipes.....and did it all on our own with the help of the home depot 123 plumbing book. We bought all the books and I can say they are handy. You might want to look into that....plumbers are expensive!! Now with the electrical problem I would say to stay with the electrician...I don't play with electric ![]() |

It's very hard when you are a new homeowner. I think that people that sell housed without full disclosure should be shot. Take a deep breath and go slow. Prioritize the work that needs to be done. OOOH by the way if it were me and my house I wouldn't opt for PVC but the actual Black Pipe for replacement. It's a bit more pricey but it lasts longer. Black Pipe tends to last at least 70 years before you have to worry about it again.

And once that was resolved ... the furnace went out. My house, which will be paid off next year, has been dubbed "The Money Pit Jr." We have replaced almost EVERYTHING at some point. ![]() ![]() |

Luvs Lulu Donating Member | ![]() Hey guys here is a good tip for all home owners new and older alike: Most utility companies (Keyspan, LIPA, etc.) tend to have a manitenance service. I pay $240 a year and Keyspan covers all repairs and 90% of parts on my boiler and water heater. I get them to come out at least twice a year to clean the boiler and I get emergency service any time I need it. Definitely saves in the long run if you don't have a friend that is a plumber. Their plan also can include central air conditioning if you have it for a few bucks more. As most home owners have come to see Certified anything cost an arm and a leg. Just thought I pass on this bit of info because it has saved me a lot of money in the past.

| ![]() I have called my attorney, the realtor and i have a 2np opinion on his way/// i didnt sleep much, im so upset i am sick....we will see what happens...worse case is i pay it, its fixed and move onbut im not happy and wont be for a while.....should have stayed renting .................

Renting just throws away your money. It's good to have something to show for your money. They are also lemon laws that affect sales of thing including houses. Repair what needs to be done and you can always sue the seller in small claims cost to recoup some of the money. I think here in NY it's a max of $5k. Definitely save yourself some stress for the future and find out if your utility company has that maintenance contract.

| ![]() thanks everyone for letting me vent...... my attorney hasnt got back to me yet, but..... i called another plumber for a free estimate, and guess what? he fixed my problem for 550 bucks...can you believe how the other one was going to rip me off for 5,000 and jack hammer my whole floor............... i am doing laundry right now and no leaks....unreal... i am ![]() ![]() ![]()
