Hey guys here is a good tip for all home owners new and older alike:
Most utility companies (Keyspan, LIPA, etc.) tend to have a manitenance service. I pay $240 a year and Keyspan covers all repairs and 90% of parts on my boiler and water heater. I get them to come out at least twice a year to clean the boiler and I get emergency service any time I need it. Definitely saves in the long run if you don't have a friend that is a plumber. Their plan also can include central air conditioning if you have it for a few bucks more.
As most home owners have come to see Certified anything cost an arm and a leg. Just thought I pass on this bit of info because it has saved me a lot of money in the past.
