Well keep the other plumber on speed dial for future use and if I were you I would ask him if he has a good reputable electrician to refer. Good way to find good honest people.

I am so glad for you that you were able to get it done without over paying. Probably needed to replace a few pipes. That other plumber was probably slow on business so he was looking to make some money. Such a bastard. So sorry that you had to be treated like that.

Hi Elaine. So sorry, you are going through that. Eleven years ago when we bought our home we had a N. Easterner. Our home at the time was about 20 years old and the basement NEVER flooded in all that time. We had been in our home oh about a month or so and guess what flooded. You got it the basement. Because it never flooded we had it all done over into a big family room and lost everything. Insurance didn't cover it. Again, sorry you are going through all this expense. Did you have the home inspected by a certified home inspector? If you did and he did not disclose all of this, you may be able to hold him responsible. He should be insured for that. I live in NJ and I know when we bought our home, we had a private home inspector come and inspect and tell us anything needed to be done, problems etc. We did all right but had there been something he missed and it happened within the year we could have went after him for the repair. Not sure how it works in PA. Just a thought though. Hope it all works out for you. Elaine B.

YAYYY!! That's excellent news! DEFINITELY keep that guy for future reference!

My mom found a handyman a few months ago who can do the bigger stuff I don't dare take on. He is reasonable, reliable, and VERY honest. Sure makes all the difference in the world. Before that, we had nothing but trouble with people who would come to do jobs. (One "plumber" we called BERATED me for not getting the right parts for the bathroom sink -- until I stood there and ASSEMBLED them for him!)

So glad everything is straightned out for you now. You should report the lst plumber to the Better Business Bureau. Ripping people off like that is horrible.

That owner is also a slimeball..might be the guy that came out. Either way he knows and probably encourages the scamming.

Glad that things are clearing up at a lower cost for you.

Hey how much did it cost to change the panel box? Curious in case I ever needed it to do be done.

to change the panel box and ground the house was 1550 and another 550 to put in a grounded outlet for the pool..i dont think that was too bad..

It's a good thing to use one when purchasing a house whether it's new or older (sorry not trying to make you feel bad about not having one but not everyone knows to get one. I am suprised your realtor didn't tell you that you should do this when your offer was accepted before you went to contract). That way once he is done (you usually get a 20 page binder with the a-z of your house) you will have an idea of what needs work and how to prioritize them.

You might be able to sue the seller for non-disclosure of certain issues and recoup some of the money. Especially since you expressly asked them the condition of those areas.

Good luck hon. It's very hard when you are a new homeowner. I think that people that sell housed without full disclosure should be shot. Take a deep breath and go slow. Prioritize the work that needs to be done.

OOOH by the way if it were me and my house I wouldn't opt for PVC but the actual Black Pipe for replacement. It's a bit more pricey but it lasts longer. Black Pipe tends to last at least 70 years before you have to worry about it again.

we were dumb...they asked if we wanted to have our own inspector and since the sellers had it done we saidno now we pay for that dumb mistake.....but its all fixed and over with so live and learn

Welcome back! I think that's a great attitude. Life is short.
Now that it's OK, why backtrack, get yourself all worked up again and waste precious time doing battle?

Don't mistake me -- I don't think you should be steamrolled. Just pick your battles. I wish I'd learned that sooner.

Sorry Elaine I don't know how I missed your thread. I am glad you got it all settled and I hope it stays that way.
And BTW talk to the attorney he'll let you you know if you have a case or not.
Let me know if you need anything.

Nicole, thank you and yes I agree..better things to do than argue/battle when it most likely wont do me any good anyway .... there arent enough hours in a day to do all i wanna do now so why add stressfull things to it

Lori, its ok, I KNOW I'm missing alot, I still dont get the email notifications, but I just read last night how to find my subscribed threads, so I just click there to try and catchup ......
