Renting just throws away your money. It's good to have something to show for your money. They are also lemon laws that affect sales of thing including houses. Repair what needs to be done and you can always sue the seller in small claims cost to recoup some of the money. I think here in NY it's a max of $5k.

Definitely save yourself some stress for the future and find out if your utility company has that maintenance contract.
