| ![]() I've seen those on Pinterest! Very clean looking. I don't think we have room in our backyard for torches though. It's so jam packed with trees we'd probably catch one on fire. LOL

| ![]() Man, the more we do upgrades to our house, the more and more things we find that the builder did so sloppy. At first it was all the extra caulking they put on everything to cover their mistakes. Then when we tore off the carpet on the stairs you can see hole that they cut way too big in the drywall, but the carpet covered it up, so we had to fix that. Now we just put in a new mirror in the bathroom and noticed the light fixture on top if not lined up with the middle of the vanity. Fixing that will be a pain so I think it will stay for now. Once my new camera comes in I'll post pics of what we've done so far.

| ![]() That is such a pain. I hate having to spend money to fix things you can't see or enjoy. I'm sure when we tear out the kitchen, there will be some level of dry-rot or termite damage; it just goes with the territory here. Three years ago while renovating the upstairs, we tore off an uneven piece of drywall, and discovered a crack in a major support beam. Had to bring in structural engineers, and big contractors to shore up half of the upper level with scaffolding in my dining room, so they could replace the beam with a steel beam, at a cost of over $16,000. It should have been gold plated and exposed at that price. Then had to tear out a whole upstairs room of teak flooring that had just been installed and fix cracks in drywall all over, due to the jacking up of the ceiling/floor. Lotta money spent on stuff we can't see, but can rest assured that the house is now safe. Reminds me of the HGTV shows, how they go to remodel, and find hidden disasters. Oh well. Life goes on.

| ![]() Has anyone been successful at bringing a faded umbrella back to life? My back yard is full sun, so my umbrella takes a beating and gets faded so quickly. I spend a ridiculous amount of money buying a large 10ft umbrella to provide some shade and would have to replace it every year for it to look good. All the mechanics are fine and the cost of the replacement top is almost as much as buying a whole new umbrella. Any suggestions?

| ![]() I think the Rit dye is a good idea. We bring in our umbrella when we aren't using it. There aren't many months out of the year that the rooftop in the day is comfortable up there. Ours is with Sunbrella fabric and it still showed lots of wear in just a few months. That was why we brought it inside.

I then went on pinterest...and saw that many people had posted about their success with spray painting umbrellas, so off to the store I went and bought 8 cans of spray paint. I had washed and dried the fabric first. Spray paint made a dramatic difference right away. But it doesn't look great. I've had tons of experience spray painting, and this is by far my worst result. It looks mottled. It would look somewhat acceptable under a tree, as sunlight through leaves creates a mottled effect anyway. But just my itself in the bright full sun of my patio, it looks hideous..and it's even worse when the umbrella is up and being viewed from the underside. My friend, that is an artist, wants to take the painted umbrella, and paint on it some flowers on it and then seal it. I painted it green, so she says it will be a good background for summer florals. Today, I did what I should have just done yesterday. I ordered two new umbrella canopies.
