| Need some Homeowner's Insurance expertise My in law’s homeowner’s insurance company (who they’ve had for 12 years on this house and no claims) came out and did a routine inspection of their home. After the inspection, the insurance company then told my in laws they need to replace their roof. Other than age, there is nothing wrong with it except for some minor hail damage that does not warrant a claim. However, if they choose not to replace it at this time with a better quality shingle, then insurance will only insure their home for cash value of the roof. I’ve never heard that before and don’t even know what it means. So, in laws got a reputable long standing roofing company to come give them an estimate. The roofing company said as well the roof is still good. Since there is no damage other than age, insurance says the cost of the roof is all on my in laws. To me, it sounds like insurance is trying to bully them into replacing their roof at their own expense before we get spring hail storms and there is a claim filed. Can they do this? They are aging, and I feel they are being targeted. I’ve never heard of insurance companies behaving like this before. Can any of you shed some light on this?

| Ok so minor hail damage? Like only a small section of the roof? Also where is the home... State and county? Need to figure out the laws in that area before I can answer. Did they purchase the home with the roof or did they put it on.... Asking because need to know the age and if possible what was the rated life span of the shingles.

| Oh I forgot the other important question... When was the hail storm or time frame of how long ago?

I can't tell you the rating on the shingles or when the roof was last replaced. It is an older home, but my FIL is a do it your selfer, and the home has been virtually remodeled from ground up, so it's an aging dwelling, but a very nice home that's not at all neglected.

| They did that in our neighborhood and many had to replace older or damaged roofs out of pocket. Awful thing was, within a year or so we had a bad hail storm and everybody, including me, had to file claims for total roof replacement. We had hammering around here for a year it seemed.

| Shingles have a life span... 15 year 30 year life.... Some shingle warranties are voided by hail damage. Yes insurance companies can check your roof and say it needs to be replaced... But I find it odd a roofing company that of course wants money is saying it still has life left in the shingles... Hmm let me do some research on state laws because that is one of the states I do not know off hand, I have the app on my iPad for all states but if I can't figure it out I will call my friend that just finished working storms in that area. PS... My husband and almost all his friends are storm chaser contractors so he is main knowledge point since I am only a certified Florida and Tenn insurance claims adjuster.

| Ok found what I needed... "The law forbids contractors from representing or negotiating with an insurance carrier on behalf of the homeowner." So the state has put all control into the insurance companies hands, they say nope we don't want to pay for hail damage no mater how small or large because of whatever reason wether it be just a small area or they thought the roof was too old blah blah blah then that is their choice. When they did the inspection did the general contractor actually get on the roof to inspect the damage? Insurance companies want to save money, and usually will only cover a roof for 20 years... So to avoid a claim before storms come if a roof is over that age they would require you to replace just like if you purchase a home with old roof they will require you to replace before they will write a policy on it. I have seen insurance companies just raise rates sky high to get out of heavy storm areas causing people to find cheaper companies. But sadly yes they can make you replace... Now if the roof is under 20 years old you could use that argument or look into another insurance company or sadly get a new roof. I hate insurance companies so I choose to stay independent helping people fight for what's right inside of helping insurance companies. Here laws are different a contractor can go to battle for you with the insurance company... The insurance company adjuster might go out pick a 10x10 section and count hail damage marks in that area now who's to say they did not pick the side with the least amount of damage?? Contractor goes out and proves yea that area was lightly hit BUT over here is heavy damage.

Ok, I think I get that. I get that if their limit is 20years. I can accept that. But, if they're basing it on light or heavy damage in a 10x10 area (or what ever their rule is) that's damage regardless, and how would that argument not be covered under their plan?
