| Actually to me the non refundable deposit makes sense. My dad is a property manager, and I know what the cost of fixing an apartment is. In a place that allows pets or smoking, the costs to fix an apartment are much much higher. The carpet must be changed (whether the pets make a mess or not) and it must be repainted. The next tenants may be allergic, and the changes incarpet, flooring, and repainting must be done.

| My building, here in DC, charges $500 non-refundable deposit per pet.... and then $20 a month. |

| I agree that what landlords are charging for pet rent and deposits has turned into a racket. It is a shame though that bad pet owners have made it more difficult for those who are responsible for their pets. In the area that I live in you cannot find anyone who will rent to someone with pets. They don't want to clean up the mess left behind by people who have let their pets pee all over the carpeting or deal with complaints of barking dogs. They just won't do it. It's a shame because we also have a huge homeless pet problem. All it takes is one experience of tearing filthy carpeting out and having to replace the floor boards to turn a landlord from allowing pets again. |

| I never had to pay pet rent until maybe 5 years ago. I've always had the nonrefundable pet deposits. I think we paid $600 here for the pet deposit, but I honestly can't remember off the top of my head - it may have been more like $800. They cut me a "deal" only making me pay $60/month in pet rent for my girls. It seems extreme they need an extra $720 per year on top of the nonrefundable deposits plus the typical security deposit. I'm finding a lot of places call themselves pet friendy, but what that really means is they will allow dogs - they aren't pet friendly at all. There are so many common areas Rory and Lane aren't allowed in - they can't even come in the front office to pick up packages with me. It really bugs me. I can't wait until we decide where we want to settle down and finally buy a house!

| When I lived in NYC there was no such thing as pet deposits or pet rent- so when I moved to the suburbs it was a little shocking to be hit with all these fees- but I checked around a lot and all the nice complexes charged it- the only places that didn't were private landlords which I didn't want to deal with. I hate paying it and I don't think its fair- I understand a deposit IF they ruin something, but making it non refundable seems unfair, and I don't understand how they cost more each month- when the whole apartment is mine anyway. But, it was the price I had to pay to live the way I wanted and obviously, they come with me wherever I go so I didn't feel I had a choice. Someday I will have my own house and not have to deal with other people's rules.
