| Suggested Questions to Ask Before Renting? We're having a load of trouble with our current apartment (from a very poorly working AC to cruddy cabinets/drawers to snake, spider, and centipede issues). My husband and I have been casually looking around for a house to rent, but we're about to step up the pace. I was just told by the rental company's AC guy that I can't expect the inside temperature to be more than 20 degrees below the outdoor temperature. When it gets to be 110 in August, paying an enormous electric bill to only be able to keep my home at 90 degrees is not going to fly!! So...as we begin our search, I thought I'd ask if you guys had any suggestions for questions I might ask or things I might keep my eyes peeled for while looking at rent houses. The obvious #1 question is going to be "do you allow pets" of course. But other than that, any advice you can give me would be awesome!! Also, I'm not incredibly knowledgeable on things to look for to make sure the house is structurally sound or that all the appliances work. For example, how do you check to see if a dishwasher works without running a load? Things like that. And are there any signs I can watch for that would indicate whether the property manager is good or bad? Thank you so much for your help!! I'm a nervous wreck about this and I always tend to feel guilty if I question someone too hard...like I'm implying I don't trust them or something. I totally need to get over that! -C

| First I'd check with your local "fair housing" department and ask for a copy of your rights as a tenant. That should give you a good idea what to expect from a landlord & dwelling.

| Did you give written notice to where you are? My biggest tip is to make two copies of your notice and have your landlord sign and date them. You keep one and they keep the other. So many renters get burned by the landlords saying they never received the notice and keeping the deposit and the tenant has no proof.... |

| Read, read, read the lease! Be clear on terms & what happens should you need to break your lease! Finding out your tenant rights is a great suggestion! If when you view a house and there is still a tenant or if it's empty, but hasn't been turned. Get in writing what the landlord is going to do, (paint, clean, shampoo carpets, anything that might need to be replaced.) Inspect it again before moving in, to make sure these things have been completed! I would make a list of every room in the house of any damages & defects to all surfaces, walls, flooring, cabinets, appliances, EVERYTHING!! Sign it, have the landlord date & sign it & keep a copy! It also couldn't hurt to take pictures of each room with a date/time stamp before moving in as further proof! Make sure of all pet policies, deposit, damages, any monthly fees! Also if you are renting from an individual make sure the landlord is the one who is taking care of fixing everything that goes wrong, sometimes with homes they can state that some maintenance is the renter's responsibility! Be clear on who is paying for ALL the utilities involved! I would also suggest before securing the home with a deposit to check with your local utility company to find out the average of what the utilities run for the year! Get a receipt for the deposits & every rent payment! Also, make sure you have renters insurance!! It's in-expensive & a lot of times landlords are NOT responsible to reimburse you for damages, only their structure. Your insurance will cover your belongings! Plus if you cause damage to the property, it will cover you. (like if you cause a fire, washer leak, etc..) Sorry to be so long, I worked in property management for 7 years!

| I"m sure you've considered this, but make sure that pets are allowed and what the deposit is for them and if there's a limit on how many, what kind. Also, make sure that your lease gives you protection in case the place is sold or foreclosed on. It's happening a lot lately, so it helps to check. Oh, and that's complete bull about the A/C!
