Default I'm ashamed of myself, and I'm about to do..

it again. I moved from across the hall from a 2bedroom to a 3 bedroom & unfinished basement. I wanted my son & daughter to have their own rooms. It's like having a townhome, my kitchen patio leads out to the backyard. Well, I've been in this apt for 10yrs, me & the land lord have a good repore, but the lease says NO PETS. It's typed on the 1st sentence and at the end of the lease. I have hid Kodak for 2years and ignored the No pets agreement when I signed the new lease. It was easy the 1st year, but now when the landlord comes by, I run Kodak upstairs (my mom's apt) and hide him. Now Kodak has started barking thru our door whenever he hears someone in the hallway. My landlord caught me off guard and knocked on the door, I flung it open, and Kodak did a low growl. He asked a service question and kept going. I don't know what to think now, he even tells me I'm one of his best tenants. Now I have yorkie #2 coming and what if she's a whiner or yapper? I know he saw me scoop Kodak up even if his eyeglasses are kinda thick: Hopefully he won't put us out.

i shouldn't give any advice on this because I am a property manager for many many rental homes and would not want to contradict myself...but I will wish you all the best luck

on a legal standpoint...it is grounds for eviction. the only reason I mention this is because what if your apt. community gets a new mgr and this one that you have a good relationship with leaves...then you could be up a creek. it could very well come down to "the dogs go or you go". just please be careful. I've seen stuff like this happen many times. it is just heartbreaking.

Yea, I've thought about all of that, he's getting older and may sell a building or two. Thank goodness it's not a apartment complex, It's a 4 unit building. I'm on the 1st fl, my neighbor across the hall loves Kodak. My mom lives above her, and an older lady lives above me. He is the sole owner of the building and has had it for 30 odd years. I want to bring it to his attention and maybe see if he will charge me a pet fee. If my dogs go, I will have to go. I just don't want it to come down to that, I know by now he has to know. Kodak barks at every sound, he's a quiet dog, but can be territorial.

I know how you feel because I hid my two for 5 months...they were the longest 5 months ever. My landlord lived right behind me but one good thing is that I never use to see her because she had her stores she needed to tend too. I finally bought my home and now its like heaven. I really think my babies inspired me to buy a house! They now have plenty of room to run around...my house is 3 times bigger than my apartment and I had a 3 bedroom now I have a 4 bedroom house and they have one bedroom. I would be careful too. Try to find a apartment that accept pets...I know its kinda hard but some ppl allow pets.

I hope everything works out. That was one condition that we would not budge on was that if we could not find a house (renting) where the landlord did not accept pets then we would just keep looking. We did run into a couple that were good for us (size wise) but they said no pets and we said thank you we will keep looking. One woman which I am glad we did not rent off of was very rude when I told her we would keep looking by replying "Well, best of luck but I doubt it" Well we found our two story 4 bedroom house, with only having to give a total of $300.00 for deposit, and none for pet deposit, he is a great Landlord, only comes when something needs fixed or looked at and to get rent at the first of the month. I am so glad we waited and looked, and I told him from the get go these are not animals, these are also our kids, and he said he agreed.o again, best of luck and if you have to move I am certain you will find somewhere that still do allow pets!

I've been here so long, I don't want to leave until I can get a house. Right now I am not ready to get a house. I may start looking at townhomes but this place is big enough for me. But if he says no, I will have to start looking. He almost ignored Kodak and I know he saw me pick him up, then I stood behind the door. He may be understanding, I'm just trying to get up the nerve to tell him about 2. He may ask why I didn't mention the one.

One thing you've got going for you is the fact that your land lord thinks you're a great tenant. When I was in college, I had an apartment where pets weren't technically allowed, but I kept my cocker there anyway. After a year or so, I knew my landlord knew about her, but he also really liked me because I kept the place clean, always kept the yard nice, and always paid rent on time, so he never said a word about my dog. I even came home one day and found him laying on his stomach in my back yard trying to coax my dog over with a treat so he could pet her. She hates men, by the way, so he tried really really hard to make friends with her.

Yours might not be the same way, but if he recognizes the fact that you're a great tenant, he might be able to overlook the dog.

It appears he is aware of Kodak but don't you think you might be pushing
it a bit with a second? That might be the straw that breaks the camel's back so to speak. Who's knows maybe he knew about Kodak all along but because
no one ever complained he let it slide. Be careful because you have children also to worry about. Good luck.

I am saying this as kindly as I can and i hope you dont take it wrong. There is no way I would take on a second yorkie in your situation. You can get by with hiding one but two is a different story. When one barks the other barks. I really dont think you can hde two even if they are small yorkies. I hope this all woorks out for you and your apartment manager doesnt know or doesnt care that you have Kodak.

We had a rental and finding someone who would have leased it for 10 years would have been a godsend. Finding new tenants that are clean and pay on time is no easy task. So you have a lot of clout, simply because you have lived there so long. How about coming clean. Tell the landlord the situation. Explain to him that you would have told him sooner, but you and the kids just love this place so much. Offer to pay him a pet deposit fee, or a small increase in rent. He probably won't take it, but that should be his decision.

Your title says that your ashamed; this is a poor example to set for your kids. Your teaching them: "It's alright to break the rules if nobody catches you." I would use this to teach my kids a valuable lesson. Explain to your children that what you done is wrong and you want to set things straight. It's important to be honest even when it may cause you trouble. Good Luck, I hope you do what you know is right.

You are right in what you are saying to a certain degree, and I am going to speak to my landlord. He's an ederly guy, he's had this building about 30yrs now. I have been here a long time and he has not had a complaint, he even complimented me on how my "kids" have grown up. One thing I don't agree on is setting a bad example to my kids. They are my kids, my son is 24 engaged and about to move out. My daughter is 17 (18) in Feb about to leave for college next year. They did not know about the clause in the lease. One reason I purchased a second one is because everyone will be gone soon. I don't won't Kodak to be lonely with me, so it's cool. I asked for your opinions so to Chachi, opinions won't be taken the wrong way. I am going to speak to my landlord before I get the new puppy in 2weeks. I am not a dishonest person, I just wanted to keep my pet. If I have to pay more, they are worth it.

Oh, I thought since you said that you had to hide the dog several times, your kids knew something wasn't on the up and up. Anyway, I would have loved to have found an tenent like you, and I'm sure your landlord feels the same way.

I understand how you feel. My oldest Son went off to College a couple of years ago and it is so much quieter around her. I still have a young Daughter I am raising but its not the same without him around

I'm not sure how this works outside of NY but in NY if you have the dog in the premises for 3 months........and the landlord hasn't put in writing for you to remove the dog........there's nothing they can do.......but I do know out of NY they're a lot stricter........I was at my vet one day.......and this guy came in......and asked the receptionist for a receipt with his address showing that he's had the dog there for a period exceeding 3 months......I don't know if that helps but I'd look into it.......if I find the name of the law I'll let you know

Speaking as a landlord, we would rather have a good tenant with a dog, than take our chances on a new one. There could be a problem though if other tenants hear the dog and then they want one too.
