| Making offers on a house is NERVEWRACKING! So, I found this house I am in LOVE with. But the negotiating is making me feel so nervous, ugh. And the waiting is awful.... We made an offer 7000 below asking. He came back with 2000 below. We came back with 5000 below. He came back with 3000 below. We now offered 4000 below and Im waiting for his next offer. This is hard!

| Congrats! It looks like you're a good negotiator! Usually people start off taking 10% off of it and then go back and forth a maximum of 3 times. We were lucky with ours and got 9,000 off and he only came back twice, I was really shocked. But I guess they really wanted the house sold. The most important thing is to try not to make it an emotional purchase and remember that if it doesn't work out, then it wasn't meant to be. I know it's hard to do though! Also, I recommend the book Homebuying for Dummies to new homebuyers. The housing market wouldn't be such a mess if more people would have protected themselves from bad lending. Know how much to spend and stay within your means is the best advice! Congrats again and I hope that it does work out! |

I definately agree with you. We got a loan with a very reputable bank in our town with only a 6.3% interest. (I have worked on my credit for years to get this kind of rate.) Our loan officer was reccommended by many teachers I work with. We were also offered more money on the loan than I wanted, so I reduced the loan to a reasonable payment with escrow. Our offer contract also includes contingencies to get out of it if it doesnt match up with the appraisal, doesnt pass inspection, or doesnt pass pest inspection. So I think Im all covered.

The realtor only gets paid if the deal goes through, so many realtors tend to pick lenient inspectors. I remember watching one of those First Time home buyers shows on TLC. A couple was getting a house built for them and it turned out that their appraisal was $5,000 more than what it was worth. The bank wouldn't give them the loan unless they came up with it. I was SHOCKED when they paid the money in cash instead of just walking away from what I consider an obviously bad deal. Anyways, congrats again! I hope that everything goes well and you get those keys in your hand! | |

| Heres a picture of part of the living room. The stone fireplace is really cool! It feels great. Whats so great about the house is it has been completely remodeled, so I dont really have to do much to it. It has brand new real hard wood floors and carpet and new kitchen appliances. The only thing Im going to right away is change all the locks and paint one room. Who paints a master bedroom baby blue? Thats gotta go.
