I'm not a realtor, but I've bought and sold homes of my own in good markets and in the worst market. A great home in a great location will always sell. You need to leave your home one day and come back to it with as objective eyes as you can, and judge your home on all aspects. People tend to get used to seeing things on a daily basis and overlook their home's flaws...the broken fence, chewed up trim, peeling paint. A neglected home leaves potential buyers wondering what else has been overlooked or poorly maintained, that they can't see. And if you're a bit of a pack rat, rent a storage space and clear out your house of the junk, and knickknacks. It's hard to visualize how you as a buyer can utilize a space when you can't see the space for all the stuff. Best of luck with the sale of your home :) |

When I was buying the three most important things for me were 1. location, 2. school district and 3. Resale history. I live in a Row house/townhouse community in North Fulton County, we went through a HORRIBLE real estate market from about 2009 - 2012. But now our house are staying back up the value of pre 2009 (if not more) and the average house on the market is sold in 3 -5 days. We have an HOA (I am the President so I will not say bad things), there is a lot that an HOA can do to make your house sellable or sit on the market for months. Most importantly we need to keep the Common Elements in tip top shape for the curb appeal and we have to keep our FHA Approval. FHA approval helps us with new owners getting loans. That means we have to keep our Financials current, our delinquencies low and the rental of our home at a minimum. Good luck selling your home. |

since you do not seem to be in crunch situation to sell quickly you are lucky. Take a month and to do all the sprucing up you need to inside and out. Eliminate 1/3 of your nick knacks and personal pictures. I am not sure what your style is but try to eliminate things if you have them like ruffled curtains, flowery stuff, displays of collections, and stream line the doggie items. And LOL start watching HG TV house hunters, you will see how awful some home show. Also organize your closets and take stuff out, people are into closet space and even if you have lot of closets, if they are jammed packed people will get the impression they are not big enough. Getting ready to sell a house can be helpful in forcing you to get rid of things you have been putting off |
Great Advise, many people leave all their nic-nacs around and personal pictures by the tons. The less cluttered the better, it's neater and also shows the home with more space. |

I know exactly what you mean. A few weeks ago we went and looked at a home and the family did not leave. One of the family members had Alzheimer's and very confused and followed us around and stared at us while we TRIED to view the home. The house was so cluttered and they use their garage for a workshop that was completely full. The house has great potential but it is one that was a turn off for me and my family because of the clutter and because we felt like we were being watched. |

Garage, closets, and kitchen cabinets -- make sure they are clean and well organized. Although well-staged houses are the best, I think I would be inclined to show ours empty. The rooms look huge with no furniture. :D |
