Anyone work for rental company?
 

We lease our office space from a business park. I have emailed several times about a lighting issue we are having with the outside lights (ie they don't come on!) There are under eave lights and lights that are on the roof. Nothing has been done. Its not just our suite either, it seems to be half the building starting at the suite next to us and continuing all the way down to the end of the building for the under eave lights, and starting at our suite and continuing the other way to the first suite for the roof lights. All other lights on the other buildings work fine. I often work into the evenings, and my husband is often out of town, so I honestly do not feel safe walking out of my office to get into my car, not to mention our office was broken into the first week we were here as well as other office buildings being broken into quite frequently. They have installed a fence down by the creek where people were walking across, but I still see people wandering around, and have often seen them on the video cameras (we can monitor from home).

What recourse do I have? My emails have gone unanswered, the lights are still out and I don't feel safe. Does someone have to get raped or beaten before they do something?
I have attached 2 photos I took this evening and sent in ANOTHER email to the leasing manager so that you can see the extent of what I am dealing with.

Send a certified letter to the landlord stating the complaint. Review your lease agreement. If it states the landlord is responsible for maintenance of these areas, the landlord is breaking the agreement. Your best recourse then is to consult a lawyer, but that costs $$. You could withhold rent, but that is risky and the landlord could damage your credit rating.

Contact them by certified letter. Make sure you inquire who insures the building, as if something happens you need to have that information. They will get sued if anything happens to someone on that property because of inadequate lighting. I won't necessarily have to be a violent act, but something as simple as someone tripping because they can't see and getting injured.
