Is this a scam As some of you know we're going through a foreclosure. Well today some guy shows up at our front door, and says he can help us avoid foreclosure. We owe about 165,000 on the house, and when we looked it up it showed it was only worth 135,000. This guy said he could buy it from our current lender, and get the price down so we only had a mortgage of 84,000. He said it wouldn't cost us anything (hum?). I wasn't home, but my hubby gave him all the information, and he's suppose to call back Monday. I'm always weary of people barring gifts. This sounds fishy to me. What do you think? |
I can't answer your question but one of my daughter's friend's family was losing their home to foreclosure. They had gone as far as moving into a rental house. They were able to move back into their home and save it through this program: Homeownership Preservation Foundation I'm guessing y'all have already explored every avenue but figured I'd throw it out there in case since you are in FL too. |
Thank you so much. I haven't tried there, but I will. |

Goodness, I'm glad I read on that site that Nikki linked... this is DIRECTLY from the site. OP, PLEASE read this ASAP. MYTH: I’m getting many offers of “help” from a variety of different people. Are they all scams? Because of the public nature of foreclosures, anyone is able to access foreclosure listings on a daily basis. These include the owner's name and address at the very least, and in some states, they could include other sensitive information. Armed with this data, scammers can take advantage of a desperate owner. Here's what to look for to avoid foreclosure scams: 1. Your home's ownership changes hands. A common scam is where a party buys your home, then lets you rent it back. It sounds good at first, but you're losing your property, and your new landlord can now legally kick you out of your home with little to no notice. 2. You're asked to pay something up-front and/or you're asked to stop making mortgage payments. Usually, these scams involve paying large sums of money to some sort of "foreclosure prevtention service." These services offer to do what our counselors do: counseling, a budget and approaching the mortgage company to consider a payment plan. But the services don't do always do this work thoroughly, or follow through at all. The most important thing to remember when it comes to any foreclosure service is this: Foreclosure advice and direction should always be free. 3. You're under pressure to act immediately. Some will prey on the stress and anxiety surrounding the foreclosure process by convincing owners to sign things they don't understand. Don't sign anything without either first talking to an attorney, your mortgage company or a nonprofit foreclosure prevention organization like the Homeownership Preservation Foundation. |
Thank you all for your kindness. I was able to get hold of the company you advised, and they told us the other company is a scam. How can people do that to other people when there down and out. He told us he could search through files and find discrepancies in the different companies that have had our mortgage and he could get the house down to 82,000. The lady we spoke with said if that was right everybody whether they were going through foreclosure or not would be doing it. Who wouldn't someone to cut the cost of their home cut in half. I'm so glad I have friends like that stopped me from turning a horrible situation into an even worse one. |

Yes they can. The only problem is we owe more on the house then it's worth, so they want us to think if it's worth it or not. At this point I'm almost ready to let the bank have it, put it in a bankruptcy plan, and be done with it. This way we can go rent a place (there's plenty of them to rent), and not have to pay taxes or homeowners insurance. It would be a new start in life for us. One we badly need. Please pray for us that the Lord will guide us down the right path. He's never let us down before, and I'm sure he won't now. |

Nikki, good for you seeing this and helping. I just heard of this Foundation and it is helping alot . I might mention not to get taken in by phone calls that try the same. You can check with the BBB in your state or this Foundation that Nikki mentioned to see if they are really legal. |
Sorry to see this was a scam, but glad you were able to get some help. Hope things work out. Saying prayers. |
Well if anyone does get a call from them it definetly is a scam. I talked to my lawyer, and she said what they do is promise they'll find things wrong with all the mortgage companies you're mortgage has been trough, and if the mortgage companies can't prove they were right (of course he knows they will find problems) they have to reduce your mortgage to it's original price you bought it from, however in the meantime you have to pay them 650 a month rent to them, while their fighting your case, which can take up to 5 years to do. My lawyer said is what they actually do is takeover your mortgage, but put it in their name so what your doing is renting your own home from them, and being that they hold the title to your house they can kick you out, whenever then want, and in the meantime you've been paying the 650 a month for nothing. Some nice setup hum?? I pray that other people don't fall prey to them. I'm reporting them to the BBB. I really worry about senior citizens falling for this stuff. Again thank you for all your help, and prayers. |
I am so sorry to hear this and it's really despicable how these dirt bags try to take advantage of people. I am glad that you found out it was a scam and I pray that your husband didn't give them any important information. I will say a prayer for you. I am not sure what to advise in regards as to whether it's better for you to lose it or try to fight it. I know that they are trying to start a stay for people to not lose their houses. Can you ask the bank if they have any sort of help. I heard that some banks are willing to give people a few months leeway where they tack those payments to the back end of the house so it just adds to the amount of months/years that you owe on the mortgage. Not sure if financially you will be ok to make payments or if your still struggling and it would be too much. Speak to your lender and see if they can offer you any sort of solution. God bless you and your family. Times are so hard and I am praying that it gets better soon for us all. |
