Coming from a farming background, I'm very comfy with dogs (even small ones) living outside as long as weather conditions permit.
(for example I live in IL, and it just wouldn't be acceptable for me to leave my boy outside at all).

If dogs live outside then they are not going to be as clean and tidy as an indoor dog.

I only wash Jake every 10 days or so, and he really looks like he needs it by then. (I brush him every day to make sure his hair is mat free).

If they looked happy and bright eyed then I wouldn't concern yourself too much.

However if you think they (the breeders) are ignored then I would take that as a warning flag.

My only concern is the size (adult size of 3.5lbs is on the small size), I know people love these tiny tiny puppies (mines only 4.5lbs at 7 months), and you have already picked out the runt of the litter (the smaller one) you are setting yourself up for a possible health problems in the future.

However saying all of that, It doesn't sound like a commercial enterprise, and as long as your comfortable with the health and cleanliness of the other dogs then I don't see any real problems.

With any new dog you should take it to the Vets within 48 hrs, make sure you have a clean syringe (without a needle) or dropper to enable you to force feed if needed. It might not be needed but your little puppy needs to be eating 4 times a day minim and its easy for them to freak out a little when they move house and hypoglycemic shock can come on real quick and a fast response is the difference between life and death. (if he becomes motionless, rush to the vets immediately, and try and force feed him a little honey or something with high sugar.

Also pick up some Suplical / Nutrical from your Vet while you are there (its a high sugar vitamin paste to help regulate blood sugar, if your accidently tiring out the puppy too much.

Okie .... Sorry if I scared you, Yorkies are wonderful dogs and will give you many years of pleasure, but they can have troubles and knowing the risks and dangers will help you immensely.

 PS
The price of $1000 is normal (although in Tx you can get them cheaper but they might have a little rodent in the mix *smile* ie not AKC) - I paid $1200 for mine and I know folks that have paid as much as $3000 for a pet quality pooch.
