I would be wary when buying a puppy from Yorkies by the Lake. I have contacted them before, but decided not to get one of their puppies due to their guarantee which did not include a lot of diseases which could be not only from injury/not well taken care of but hereditary. However they also say that they have a guarantee for hereditary diseases which contradicts with the rule above. It may just be me, but this part of the guarantee doesn't make much sense to me. Do they offer the warranty for diseases that can be both by injury and hereditary (but is hereditary in this case)? They also breed MANY litters per year, so I would be concerned due to this issue. I have a friend (breederreviewer) that had a very unpleasant experience with a "sibling" breeder of Yorkies by the Lake (they share the parents of their puppies), Gold Mine Yorkies. They insulted her for asking questions about their puppies and their breeding saying that she asked too many questions and would be better off with a stuffed puppy. In conclusion, I would not purchase a puppy from Yorkies by the Lake due to the reasons above.
