If you are asking is this a *normal* health guarantee, I would sadly have to say yes. But the only person it basically protects is the breeder; again in my opinion.
I would suggest you look into pet insurance that covers genetic defects; and this is no slur on the breeder, but Yorkies do have some major health concerns, and many are very expensive to treat.
