The fur under my Julie's eyes is always wet she really tears a lot, but the worse part of it is that in turns into this clumpy brown stuff. It's kinda nasty but it is natural according to her vet, you just have to clean it on a daily basis with a wet cotton ball so it won't stain the coat. As far as the coat it seems normal to me, but I'm no expert, sorry.......
