I think it would be fine!!! Maybe she will be excited too , if there is more room , then there is more privacy , however you have to prepare yourself for her to say, why dont I keep this place and find a new room mate and you two take the house!! If you truely want her to come with you then I would involve her as much as possible into the decision making of the new place. The fence , the back yard , more space , more rooms ect.. all sound wonderful... maybe she will be excited!!
