The hardwood floor should be fine, I have it in my bedroom and used to have through out my old apartment and never had a problem. The seal they put on it protects it, even if you don't get to it right away. You may want an extra coat, we only have a light seal in my bedroom and the rain came in once and the wood did spread a bit but hardly noticeable.

I will be replacing my carpet with hardwood floors also with the exception of the family room where I will put berber with protection on it.

The grout I notice becomes discolored.
