Once you see where the moisture is at...and if all is okay there...maybe it needs fresh topsoil or a re-potting? Or, what about fertilizer? Sometimes a little boost can help w/ fertilizer. Ugh, browning too can be a sign of either under/over. That's what makes moisture balance so tough sometimes. I swear by that little meter though, I've used one for about 15 years, and I just love it!
