Sorry to hear you are losing your house...that must be very hard and stressful! So many of us live one paycheck away from the same circumstance.
Thank your friend for the offer..and just tell him you have found something else. What more can you do? If he was worried about YOUR friendship..he would have made sure the inside of that house was liveable BEFORE offering it to you.
