Let mom Live there and pack up you and the yorkies come live with my family we have 5 and love them all.. all though I have been told im a neat freak.. but live the mother and keep the yorkies.... Good luck and sit a time limit for your mom.. to live with you .. also where you live there is alot of real estate jobs there... Good luck girl friend..
