Keep him leashed in the house, open the door a few times a day and step on that leash when he darts out. Tell him no and stay, give him a treat and praise. We did this with both our girls as pups and now they never step a foot out the door even if it is wide open. I don't think this is a problem that a little training won't cure. I'd hate to see you sell him for this reason alone unless it were something else.
