well..just a thought...i will say get married..you ask first and keep on living next door as husband and wife! there is nothing wrong in that if you guys are happy now and maybe if you bring up marriage but living next to each other, it will make him happy too so its a win-win for both of you!
i know it sounds weird but..hey..if it works beautifully for both of you, why not?
