You may have said this but where in MD are you? I think I have the best of both worlds I live in between DC and Baltimore but it's the suburbs. As a matter of fact my Dad has 8 acres here and can leave his house and be in downtown DC in 15 minutes. Maybe you should consider moving over this way if you can. We live in Laurel, MD it's great
