I hear your pain. I had 6 rentals for 15 years & had to sell because I had enough of the pigs. My income was cut in half when they sold,but it was worth it to me. This one womon told me she has 2 kids but when she move in there where five.
Her kids broke two windows in a month which I paid for, I then informed her that anymore broken windows she is responsible for ( where's the incentive to stop breaking windows if I keep paying) And she was po-ed about that.I can probably count on one hand the number of clean tenants I had in 15 years. I found the worst were young girls. I only asked from my tenants, pay your rent, keep it clean and no loud parties. You wouldn't believe how hard it was to find someone that could do this.
