OK I've done cold calls (sales) before and they suck, even IF you know how to do your job. I've also done mortgage processing at a little company, so I know how you feel. I was hired to be an office manager but the mortgage processor spent most of his day at the horse track, so I grabbed most of the files and processed them so that people could close their loans some time in this century. One LO knew what he was doing but would totally con people into thinking he was saving them $ when he was charging them $10000 in fees to reduce their rate by .5%, but the spin was that they could skip a mortgage payment and pay off their credit cards. The other guys had no CLUE what they were doing and yet the owners wouldn't really help them out. They would basically promise people ANYTHING and then end up having to go with a sub-prime or stated loan ($$$$$) just to get the job done. 90% of the time they would gamble and wait to lock the rate, lose the rate, and then screw up the entire deal. UGH!

Anyway, my point is that I think a lot of these companies just wing it. A lot of them rely on re-fi's. We did like 1 purchase the whole time I worked there and like 30 re-fi's. And leads SUCK. The leads they buy are worthless! Or you just use the phone book. The worst was when the leads person would ask people for their SS# over the phone. A complete stranger! He'd usually get hung up on but some people would give it to him!!!

Do you have any new home developments near you? All the ones around here hand out a list of brokers and banks they work with. Maybe you could bribe them to get on their list?

I really hope it gets better!! I held out a few months before I couldn't take it any more. I don't know what to tell you. I would suggest getting a little experience and then if it doesn't work out - try to find a similar job with a bank! They probably won't give you the runaround like this.
