First of all, I would pick her up before opening the door or put her in another room when someone comes to the LOCKED door. If she darts out, don't panic, and by all means, don't chase her. I know that's difficult not to do, but when they think it's a game, they are going to just keep running. And I'm speaking from experience. In your harshest voice, yell, TORI STOP. If you have a porch, go down off the porch, get down on your hands and knees and encourage her to come, in a sweet voice, then praise her for coming. You might even try keeping her on a really long leash all day, attached to something that she can't pull off, keep it near the door for a week and have a friend stop by, and let her dart. As she darts out, start yelling Tori Stop. When she gets to the end of it, yell again. Then call her to you. It would be good to do this several times in a couple of days each time making the leash shorter.
When my Reggie was a young pup, she did the same thing. The grandkids would get off the bus and run towards her because they were excited to see her. Thinking it was a game, she would take off like a bat out of hell. I ran after her and finally stopped because I realized she was playing and I wasn't going to play that game. After I yelled for her to stop, she looked and saw I wasn't chasing after her anymore. I got down on the ground and then called her to me. She came running into my arms. She's got out of our fenced in back yard several times, mostly when someone wasn't paying attention and she snuck out of the gate when they opened it. By not chasing her, the fun is gone and she would come running back to me. I would calmly walk toward her but never run after her. Hope this helps.
Baby gates are for babies and not tall enough for some yorkies. You said you tried the x-pen but she jumped that. Are you sure she's jumping it or does she crawl up it? If she's crawling up it, get a piece of plastic and attach it to the inside of the pen. Have you tired the tallest x-pen, the ones that are 4 feet high?
