Sometimes, you just have to go with your "gut" feelings. IMO, if you sell one to this lady, you will always wonder why you did. Call it intuition, karma or whatever it is, go with your "gut" feeling. You may end up with another puppy for a while, but at least it will be a happy puppy!!
