I would also make sure she is part of the Yorkshire Terrier Club of America. The AKC is great in the fact that it means your getting a pure pup but they don't do inspections and things like that. The YTCA writes all the rules for yorkies so it a great place you can go check them out at ytca.org. My only concern would be what caused the others death and if she will be socialized enough not having other pups around. Also she shouldn't come home until 12 weeks.
