I agree with Wylie's Mom that it is often a matter of daily maintenance for many Yorkies. We use wet cotton balls daily to clean the corners of the eyes, followed by a flea comb to separate the hair and really clean the area.
If you just wipe downward and never separate the hairs, junk builds up and leads to stains.
I like Tropiclean Spa Fresh facial cleaner with tear stain remover. We use it at bath time. It cleans dirty faces thoroughly, yet rinses out easily and is gentle on my boy's sensitive eyes.

When Max was a pup, I used the eye pads from Happy Tails that have the colloidal silver. I prefer the facial shampoo that I mentioned above.
It's been awhile since I have read about it, but I recall some sources voicing concern that consistent use of colloidal silver might lead to a resistance to antibiotics.
