Priscilla, since space will be tight with a cutting table, maybe look into the folding ones? I got one from Joann's that has 2 drop sides. When I need it I have a workspace of 36" x 80" (ish) and when not in use it can fold to 36" x 12". It's on wheels and has locking casters.
I don't keep a ton of fabrics on hand but I do have them all in clear bins (that are numered for inventory) then stacked in bookcases.
