I agree, do the treats intermittently. Don't have the treat in your hand, though. Use excited praise and belly rubs as suggested above.

My boys sometimes refuse to perform if I am not holding treats. I tease them, "You don't work for free?" Then they will perform. Sometimes I will take them to the kibble can after that, and if not -- I distract them with something else.
