If you want her as a pet go for it and maybe ask for a little cheaper price so you can get her spayed if not then I would move on. A dog you don't even know is pure or not should not be breed especially if you don't know there past. Also a good breeder has spay and neuter contracts so that people don't just breed there lines and sense she is not spayed I am pretty sure she didn't come from a good breeder. Also I believe it is very very much looked down on to breed and biewer and standard yorkie. I think it is a horrible idea to bring a female dog into your house until your male is neutered because if this female goes into heat they will mate and she is far to young for that.
