Default potty training

Hi! I will be bringing Chip home sometime in April and have questions about potty training. I live in a small condo with wall to wall carpeting. I have a cat that needs access to the utility closet off the kitchen for the litter box. My kitchen is tiny and cannot accommodate the ex pen. So I will have to set it up in the living room. I am buying a rubber mat to put under it to protect the carpet. Now, the breeder uses washable pee pee pads but I am worried that if I do that, little Chip will think its OK to go on any fabric like the carpet or the couch. So I am thinking I should switch to disposable pads. I eventually will want him to go on a pad in the bathroom so I am thinking of also training him to a pad there for when he is out of the ex pen. Do you all think this will work?

Any suggestions would be helpful. Also, what kind of disposable pads do you all use?
