there may be old pet smells even if you boyfriend never had animals maybe the previous owner (renter did) I would get a belly band for when you do not watch him close. You could buy a xpen and put him in it when you can not watch him. And start all over with the potty training. He could be jealous but I would guess he is smelling something he thinks he needs to mark
