I agree with everyone above, a wellness check with your local vet is absolutely necessary. A good breeder will require that in a contract and the health guarantee, which I hope you are getting with your pup. Plus, your pup will not have had all the required vaccinations yet.
I don't want to dampen your excitement either, but healthcare for pups is a harsh reality.
Health insurance or an emergency healthcare fund is necessary, especially for a yorkie. Max had a 6 month ordeal with eye problems that cost $$$.
