I don't even talk to a potential buyer til they have filled out a questionnaire. It helps to have some info on who they are and what they are looking for , Plus it also helps me to formulate other questions that I may have that wasn't covered in my questionnaire.
Like now for example I had an email this morning from someone interested in the girl I'm not keeping back and left her phone number. So I emailed the questionnaire to her and asked her to fill it out and send it back along with any questions she may have. If she sends it back then I will call.
