I have a 3 year old male who is very friendly as well and I think they would get along beautifully. I'm just wondering what advice you could give me on this situation? Is it really hard to housebreak an adult?

I got a 4 yr old from a similar situation. She was trained in a couple weeks using treats. She had to learn more than potty training and she learned fast. BUT it's all baby steps in teaching them and alot of patience/consistance on your part.
