Default Breeder questions

It's been a long time since I've gone through the process of adopting a new dog. 20 years ago we brought home a $25 mutt who was a wonderful member of the family for 16 years.
This time around My fiance and I are looking at a Yorkie, from Whitecliff Yorkies, and I'm a bit lost on how things work now. I've done some research, but am concerned about a few small things. We are going to meet the dog tomorow, but the breeder wants to meet away from the home, as it's being reno'ed. I haven't found anything online that is good or bad about this place, just the same info the breeder put out.
She has been upfront with the info that the dog has a slight overbite, and is 8 months old. She is only asking $500. She did send some pics to me via email.
The Canadian Kenel club doesn't list it's members online, but she claims to be a member, and if she is following the rules the dog will be chipped with vet papers, but what else should I ask for?
Any help is appreciated, thanks in advance.
