I agree! Offer $300 or something, even as a non-refundable deposit so he can get the rugs shampooed for free, and when he sees that your getting a small dog he won't be as worried about actual damage to the house. We had to pay a ridiculous monthly fee in addition to our non-refundable deposit and $1400 rent for a one bedroom apartment so we bought a townhouse. Now we have 3 bedrooms, and a small fenced in backyard in the same neighborhood as our apartment and we (and the dogs) love it!!!
