I have a little Yorkie who can be timid also, my suggestion is let her ease into the new things in the house. Maybe you can limit her area and when she goes to a new area be with her, use a gentle voice and assure her that she is safe.
As far as the leash, I am sure you using a harness on her since if not I would get her used to that right away. The way I taught Sophie Kate to walk on a leash was a rolled a ball down the sidewlalk and chased it.
