contracts I've heard and supported the argument that contracts are only as good as the two people signing them and that is true. By the time you look to legal redress for contract breach, things have truly gone deeply off the rails.
One of the important things a contract that is written well and clearly does, is to outline the expectations of both parties. What happens if this situation occurs or that situation occurs. Of course one can't cover every teeny weeny potentiality but broad topics are clearly covered.
Purchasers who sign a seller's contract are well advised before signing to take that contract to their lawyer, so they truly understand the ramifications of what they are signing. There you can have the discussions of what this clause means or that clause. If you are okay with all of that, go ahead and sign, if not, then back to the seller you go with your concerns.
