To me it seems like eye gunk is normal. How excessive it is could be another issue all together. Does the hair around his eyes actually poke him in the eye? That can cause tearing and eye gunk. As far as the other two you ask about, it's possible I suppose, but the only way to confirm it is by seeing a vet.

Kaji gets eye crusties too, and I'm cleaning his eyes a lot. It's just a little build up in the inside corner of his eye.
