Please do not make a rush decision. That will not be fair to the little dog.
As far as health problems...you take that chance with any dog/puppy you buy, adopt, or find. You have to be prepared finacially for any type of medical problems or emergencies. They could occur at anytime in the life of a dog from the moment you bring that dog home...especially a yorkie who is well known for the possible developement of many serious health problems.
I know a few people (some on this very board) who have purchased dogs for much more $...from people who show thier yorkies, and who led many to believe they were reputable breeders. They have many serious problems with their yorkies and never expected it. And no help was offered by these breeders. It happens in all levels of breeders. From the very top...all the way down to the puppymills.
If you were wanting to breed this dog...then please look else where. She is a cute pet. Nothing more...nothing less. And IMO...she diserves a good home just like all the dogs produced by reputable breeders and all the dogs in rescue's and shelters.
