I'm a little uncertain because the puppy is 8 months and no rabies? i got my babies their rabies at a little over 4 months! I have all my babies records in a folder...They have three beds and my bed  and Vanilla has a pile of dirty clothes or a towel?!?! Please rationalize me YT members!

Then I would advise you not even go see her. Once there...your heart will over run your brain when you have a sweet, cute puppy in front of you. At least the lady is being truthful about her. Do you know how many people lie about the dogs weight, barking, health, etc...just to sell it?
I do hope a good pet home grabs her up before someone with only money on their minds see her price and finds out she is not spayed. I hope you do take her and get her spayed and give her a good home. If you were able to train your other dogs to not bark and potty where they should..you should be able to work with Vanilla. She is still a puppy. And yes..she may get a bit bigger. Some yorkies are done growing at 8 months..some are not.
