Thanks for the replies and help! I am soo confused, I hate making these decisions. Down stairs was easy my son decided.

I Love the heated tile floor. I currently have one large piece of vinyl or laminate in my kitchen and bathrooms. That seems to work well with any accidents, but I hate the carpet in the rest of my house.

I dont want to use rugs because the babies might think they are fuzzy pee pads. They have done really well about learning the difference between the carpet and pee pads, but I think the rugs would just be too tempting. That is why I want the heated floors. I want them to have warm little feet too.

I really am not too concerned about the resale value right now. I hope that I will not be moving for many years, and they will be replaced first if I ever do sale. I am more concerned with having a decent looking floor that is some what accident friendly and is compatable with heated flooring.

Wow I dont want much

Some people might think I am crazy for wanting my babies to be comfy more than I want to increase the value of my home, but I know here people will understand
