NOT a real estate agent, but I can offer some input from someone who would be looking ...

I think an adult weight limit would automatically limit the breed. You're not going to find a 15# Rottie or Shepherd or Dobie ...

Picking up poop should be expected - but I know it would have to be specifically covered.

Limiting dogs to 2 (in a rental) is fair; it allows for "company" when you're at work. Or, perhaps creatively, you could say the total number of dogs cannot exceed (whatever your weight limit is ... which means you may have to adjust it upwards to 25# or so).

Being responsible for any damage the wee beastie(s) may do is also proper.

Current with all shots (or at least rabies) in case they get snippy and bite someone

Dogs will bark, but they shouldn't do it excessively, i.e., enough to interfere with someone else's "quiet enjoyment" of their home.

Stuff like that ... common sense to most of us, but it has to be spelled out to be legal.
