Well this is past your deadline, but here is my thoughts.
#1 Why are you in SO much of a hurry to take this pup? Will there be others to choose from in the near future? Why not wait until you are in a place where you can keep the dog yourself? What happens if you and your boyfriend split up? Who gets the dog?
#2. I have 2 cats and they get along great with my Yorkie and my Brittany. But I do think you are being wise to use caution and crate the pup until it is bigger. But by all means introduced them slowly at first. It is great that someone can be home to be with the pu at times during the day. Yorkies are people dogs and NEED their humans very much! They are a big responsibility in this respect if you want a happy well adjusted pet.
#3. They don't eat much, but be prepared for vet bills. This breed can have particular needs that require vets regularly. Mine has food allergies and gets sick at times if she gets into cat food etc. You may have to watch out for that with yours and be sure to pick up the food and not leave it down all day long.
#4 This man sounds honest, his contract looks ok. I would like to see a longer health gaurantee though of one year.

Good luck. These little ones are so adorable that we can't resist the urge to take one home as soon as possible once we've made up our minds that this is the breed that we want. But use good judgement for the sake of the dog.
